How Long will You Wait before you Decide to Sell Your Property?

This was a question that I asked my friends brother in law at a family barbeque in the summer of 2008. You know how it is! .After a few beers and a buffet of char grilled poultry the men take up position at the rear of the garden and discuss man things (as we do).

We spoke about the usual; football, power tools, women, boxing and of course politics. The guy who, at the time I new only as Cockney Dave, began to tell me how the credit crunch had crippled his finances. He was in debt, in months mortgage arrears, and the stresses of life were beginning to take the strain on his marriage.

We all stood and nodded in unison at the numerous reasons why he only had a budget of around 80 per week for him and his young family. He went on to say he may have to sell his car and even some of the wifes treasured jewellery. At this points the conversation got a little uncomfortable for me and after shaking off the subconscious nodding I said; why havent you considered selling your home! He then continued to tell how you cant sell property at the moment; I think the word he used was impossible. He also said that even if you could sell, selling property on the open market was too much of a long winded, drawn out process. He would have to deal with estate agents, refurbishments, tidying up, constant viewings and the embarrassment of having to sell when everyone in his neighbourhood knew he loved the area and both of his girls went to the local primary school! Little did he know that I have been successfully investing and selling property for the last 20 years and was considered a property expert in my field. He also didnt know that just 3 weeks prior I had sold a 2 bed terrace just 3 roads from where he lived in 4 days from deciding to sell!

I tried not to sound like an arrogant know it all and told him that if he wanted to sell I could GUARANTEE that his property would be sold within 14 days max and he would have to pay absolutely No Fees whatsoever! I told him that he would pay No Estate Agent Fees, N o stamp Duty, No legal fees, Nothing! I also told him that he could even sell without moving out by simply renting the property back from the buyer! I also told him that he could actually live mortgage and rent free for up to 12 months if he knew how!

At first he thought I was kidding but when he realised I was deadly serious he begged me to tell him how to do it!
